If you are thinking about a new roof for your facility then you have also been thinking about the cost. Many issues affect the final price, but a common starting point for a low-slope or flat roof is $10.00 per square foot. Many roofs cost less than this, and complex projects will cost more, but this can be a starting point for your budgeting process.

Things to consider when planning a roof project:
- Will you leave the existing roof and go over it, or tear the old roof off? Is there water under the existing roof which would be trapped by installing a new roof over it? Is mold growth a possibility?
- What R-value insulation would you like the new roof to have? Would it be more cost effective to install fiberglass batts above the ceiling to achieve your R-value goals?
- Does the roof have slope built into the deck, or do you need to add slope as part of the roofing process? Does the roof slope meet the requirements of the building code in your jurisdiction?
- Does the roof hold water after a rain? Should new roof drains or gutters be designed into the roof? Is storm water from the roof draining to an inconvenient area or causing flooding or foundation problems?
- What type of roof system would best suit your goals? Examples to choose from include asphalt (BUR), modified asphalt (SBS, APP), synthetic (EPDM, PVC, TPO), and standing seam metal (architectural, structural, retrofit).
- What type of roof surfacing would be appropriate? Examples include gravel surfacing (durable & impact-resistant) granules (similar to roof shingles), white coating (highly reflective to meet Energy Star ratings).
- What kind of warranty would you like your new system to have? Options include a 5 year contractor warranty, a 10 or 15 year "OIC" manufacturer's warranty which in which replacement liability is limited to the Original Installed Cost of the roof, or a 20 year "NDL" warranty in which the manufacturer's replacement liability has No Dollar Limit.
- How long will you own or occupy this building? Would you prefer a 5 year solution, or a 20 year solution? What is the value of the building contents, and how much damage would occur if the building sustained a major water leak?
