When it comes to your roof, nothing could be more accurate. Identifying and repairing problem areas is an important way to maximize your building maintenance budget. Being proactive with roof maintenance will extend the lifespan of your roof by years. Roof maintenance issues to watch for:
  • Monitor roof traffic. Make sure HVAC, electrical, or other contractors do not inadvertently cause damage while working on the roof. Look for abandoned AC compressors, screws which have been dropped on the roof, or satellite dish bases which may puncture the roof. Always check for roof damage after installing or changing out mechanical equipment.
  • Address roof leaks quickly. Although a roof leak may be relatively minor inside the building (a stained ceiling tile. for example), other, more serious, damage may be hidden. Is the leak causing a steel deck to rust? Is the water soaking into the roof or ceiling insulation, ruining R-value and promoting mold growth?
  • Keep drains and gutters free of debris. This is a maintenance item which should be performed at least twice a year. The Alva Roofing Co. service department team can perform this work safely and efficiently for you.
  • Identify roof areas which pond water and ask an Alva Roofing Co. professional how these areas should be addressed. Ponding water can stress the roof deck. In addition, ponding water will cause premature failure of most roof membranes.
  • Identify roof membrane problems at vertical surfaces such as walls and curbs. Look for holes in the membrane, open laps, hail damage, or membrane slippage.
  • Inspect condition of roof at locations where vent pipes, soil pipes, heater flues, electric conduits, or gas lines pass through the roof. These "penetrations" and "pitch pans" are often the first areas to fail on a roof but their lifespan can be extended indefinitely through proper maintenance.
